Maintenance Management Tactics

What is your understanding of Tactical Maintenance Management and its tactics?

Implementation:

I would like to take this opportunity to note some of my experiences within the consulting business in the field of maintenance management.
A lot of maintenance management topics focus on Processes, Perils and Possessions.
I would like to focus on people.

People

Within maintenance management people, on different company levels, are one of the major assets a company has. On the one hand people do the work, can come up with new ideas and can have an impact on the company’s productivity. On the other hand people can be stubborn, unpredictable, self-interested, dynamic, power-hungry etc. So people have different characters, attitudes and mentalities. These elements can vary from one continent to another from one country to another, from one region to another and even from one company to another. Therefore people or personnel have a major impact on the company culture.

Here are some statements that I would like to share with you that I heard from personnel:

- I have more then 20 years of experience and we always have done the work this way.
- We don’t now what the management is doing up there.
- We explained to the management our technical improvement suggestions but they haven’t approved it.
- The reports of the maintenance department are too technical orientated.
- When we purchase new equipment I mainly look at the price.
- They always call me if there is a problem in the plant as I often fix it quickly.
- We work as if we are different companies in one company.
- We are full with day to day work. We don’t have time for maintenance concepts.
- The IT department is working on the improvement of the CMMS.
- I just focus on my activities regarding the usage of the CMMS.
- We are not generating reports out of the CMMS, as the data is not fully correct, so we use excel sheets.
- We have all our procedures and processes well documented.
- I don’t have the time to go though all of these documents that we have as we are customer focused and have to do the maintenance.
- Etc….

Have a look at these statements and see if you can recognize some of them from your experiences.

In my opinion for improving maintenance management at certain companies, it is the “culture” of the company in relationship to maintenance management that has to improve, additionally to the standard maintenance management improvements.
If the “culture” dose not change it will then be more difficult to imbed the suggested improvements within the organization regarding (processes, procedures, maintenance concepts, CMMS etc).

Maintenance Management Economics

What is your understanding of Maintenance Management Economics ?
Economics and Maintenance:
Maintenance is generally looked into from a technical point of view. My understanding of this topic is that maintenance can be looked into based on economics. As in how maintenance can be seen as an investment and as an insurance deposit, with the aim to sustain or increase the corporate revenue and profits, thus not only looked at maintenance from the angle of costs. There are several calculation models that can be used to justify major maintenance activities or divisions from an economic point of view.

Life Cycle Costing:
LCC is also a part of economical maintenance. There are different calculation models, tools and literature on the market that can be referred to. In general LCC consists of ദി following costs:
1- CAPEX Capital Expanses as a one time investment - Engineering - Procurement - Constriction - Modifications
2- OPEX Operational Expanses as an annual expense - Operations - Maintenance (Overhead, Corrective, Preventive, Predictive) - Energy - Stocks
3- OEE Production loss as losses that annually have to be prevented
4- (SHE) Governmental fines as costs that annually have to be prevented -5- Economic Devaluation Annually

Net Present Value NPV:
NPV can be used in maintenance budgeting to analyze the profitability of a maintenance related investment or project. NPV analysis is sensitive to the reliability of future cash inflows that an investment or project will yield. NPV compares the value of a Euro today to the value of that same Euro in the future, taking inflation and returns into account. If the NPV of a prospective maintenance project is positive, it should be accepted. If the NPV of a prospective maintenance project is negative it should probably be rejected because cash flows will also be negative.



Maintenance Management Strategics

What is your understanding of Strategical Maintenance Management and its Strategies?
Strategic Maintenance:
The terminologies strategic maintenance is being used in different ways:
• There are maintenance strategies, as in preventive, corrective etc. That is more related to the tactical level within maintenance management and not to the strategic level.
• Strategic decision-making and setting up strategies to achieve corporate and maintenance related goals.
• Strategic reporting of certain strategic KPI’s.
In my opinion, strategic maintenance should be used within maintenance management as it is used in other management fields like HR, production, logistics and corporation.
Dose someone have any ideas or experiences in what the strategic issues within maintenance management are that should be looked at?
